Where different agents related to the same principal broker (a real estate licensee supervising other agents) can establish agency relationships with different parts of the same transaction, only the principal broker is a disclosed limited agent for buyers and sellers. The other agents continue to represent only the party with whom the agents have already established an agency relationship, unless all parties agree otherwise in writing. The principal broker and the real estate licensees representing either the seller or the buyer must be liable for the following obligations: the scope of a well-developed agency contract determines the amount of authority conferred on the broker. Agents may have the right to conduct business transactions, deposit or spend funds from certain accounts, sign agreements, or hold business meetings. All explicitly defined rights fall within the competence of the agent. If the agent acts in a manner that appears reasonable to a third party who is not authorized by the agency contract, the agent may act with apparent authority as long as the payer is aware of the circumstances and does not deny the agent`s authority.
